Tenant Application Process

Securing a rental property with Responsive Property Management is a simple, transparent process. Here’s how it works:

Book a Viewing

Once you have secured a viewing with us, a member of our friendly team will meet you at the property at your allocated time. During the visit, we’ll provide a viewing pack including the Energy Performance Certificate (EPC), property particulars, and a guide to next steps.

Submit Your Application

Complete the application form included in your pack and provide documentation for the Right to Rent check, in accordance with the Immigration Act 2014.

Property Reserved

Once we receive your application, we will remove the property from the market for seven days while we complete referencing via our trusted partners.

Tenancy Confirmation

Subject to successful referencing, we will confirm your tenancy and agree on a move-in date.

Contract Signing

Your tenancy agreement will be sent electronically, offering a convenient and paperless signing process.

Move-In Day

We will welcome you to your new home in person, record utility readings, and ensure you’re comfortable using key appliances such as the heating and hot water systems.

Your Rights as a Tenant

Responsive Property Management is fully compliant with all relevant UK housing legislation, including:

Tenancy Deposit Protection (TDP) schemes

The Homes (Fitness for Human Habitation) Act 2018

Health and Safety Standards (HHSRS)

The Deregulation Act 2015 for notice procedures

Gas and Electrical Safety Compliance

At the start of your tenancy, you will receive all legally required documentation, including the How to Rent guide, EPC, Gas Safety Certificate, and your Tenancy Deposit Certificate.

Maintenance and Repair

We understand that from time to time, issues may arise within a property. We encourage tenants to report any maintenance concerns promptly so we can take action efficiently.

If your reported issue requires a contractor visit, we will arrange this on your behalf and keep you informed throughout the process. Appointment times will be confirmed in advance, and we aim to minimise any disruption. Should further work be needed, we will liaise with the landlord to approve quotes swiftly, ensuring that any additional repairs are completed without unnecessary delay.

In some cases, we may conduct a follow-up property inspection to confirm that the work has been completed to a high standard and that you, as the tenant, are satisfied with the result.
